I have 2 homes here in Vegas that I'm looking to sell. One is an excellent rental property ( 2 story townhome in a gated community 3d 2.5. ba 1524 sq ft) and the other is on a golf course (3bd 2.5 ba one story townhome over 1600 sq ft with a huge lot).

The one on the golf course has a renter for the next year and the other, I'm about to move out of.

I'm not looking for realtors becasue they take too much $$$$. Looking for investors who would like to bust into this market.

If you know anybody, let me know :)

You should talk to Dartgod n' wife. Hell, at this point they'd probably be better off with a timeshare anyway... :)

What's the asking price and the rental rate?

I want $260k for the smaller townhome and $425k for the townhome on the golf course.

The smaller one could rent for about $1100-$1200 a month.

The current renter in the golf course place is paying $1500.

The Golf Course place will definelty explode in price in the years to come becasue of the lot size, location, and they aren't even done with all the phases in the community.

Also--

both have killer upgrades--

the small one has wood floors and new carpet, new paint, and new cabinets in the kitchen. The home was built in 1999.

The golf course place has all the upgrades, killer appliances, granite countertops etc.. plus you could put a pool in the backyard, it's so damn big. The home was built in 2004
