With the upcoming de-population bomb this will not work. You're asking the younger generation to foot a larger portion of the tax bill when there will be less contributors. That is complex topic overall though.

MO needs a bill like CA has (prop 13).

Yeah, it kind sucks to have your taxes based on the current market (keep going up).

Austin area is a good example of how this kind of tax system can force people to sell.

As you know CA doesn't do that when you are a home owner.

Nah it will still sell for twice what I paid for it, at least. Not worried about that.

County has to be fought tooth and nail for trying to steal from people though. You don't fight them now it will be worse next time.

I have a neighbor across the street, two doors up, who's house has a couple of more features than mine - plus a new roof (I need one).....etc....valued by the county as $190k less than mine.

Another neighbor put his house up for sale for more than his realtor says he could get. His asking price is $65k below what the county has as his value. And he probably won't get that.

But the county does have lots of expenses, so they need the extra dough, what with removing statues and stuff. That ain't free ya know!

So at what age does the Missouri proposed bill have to reach retirement?

62-65-67?

COURT BATTLE COULD BE BREWING OVER MISSOURI BILL TO BRING PROPERTY TAX RELIEF TO SENIORS

A bill signed by Gov. Mike Parson that aims to bring property tax relief to Missouri senior citizens could end up in court. The legislation, sponsored by Sen. Tony Luetkemeyer, R-Parkville, would allow counties to freeze the property tax rates of Missouri seniors.

Doug Hayter, executive director of the Missouri Association of School Administrators, said the bill is vague.

“What is Social Security eligibility? Is it just at 62 to 65, 67, et cetera? How do you gather that information on birthdates about the person of the primary residence turns 65, so there’s a lot of semantics I think involved in the implementation of this that can be really tricky,” said Hayter. “Some have even questioned does the language say, is it insinuating this is only for the county’s portion of property tax paid? We don’t believe that’s the case. We think it means all taxing jurisdictions, but that question has been raised as well. So, I will be surprised as well personally, if this doesn’t eventually end up in court.”

Not even close. I've never had a single issue with anyone. Never even had a trespasser. New neighbors are wonderful.

I've delivered mail downtown and walked past people being arrested on the street, in front of fences topped with chicken wire. Never seen that once here..

Hell, most people don't even have bars on their windows here. There are much worse parts of town for sure.

I had my zoom call on my appeal with Jackson County Assessment on Friday. I had a proxy, an old friend of mine who worked for James B Nutter for decades, and is a major real estate broker in KC now. He did me a solid by representing me. He got my assessment lowered from 89% increase to 16%. I can deal with that, and he saved me a LOT of money. I was lucky.

Or are they just shouting at clouds and not answering the question honestly?

Based on the small sample size of this thread, seems like the appeals has been the redeeming part of the whole mess.

I'm not personally affected, but from what I understand folks are constantly getting the runaround to even be heard. And the deadline is July 31st. For example, they cancelled all in person appeals and tried to do them over Zoom. Those were apparently cancelled as well.

https://www.kansascity.com/news/loca...source=twitter

Quote:

Several local property owners and real estate experts told The Star that increased assessment values and the higher property taxes that many expect to follow could likely push landlords to raise rents, put off needed building maintenance or sell their properties to offset the additional expenses — all moves that would fall on renters.

Andrew Syrios, a landlord who owns hundreds of properties in the region, said the assessed values of his nearly 200 Jackson County rental units — including single family homes, duplexes and fourplexes — increased by an average of 61%. A property in Waldo went from $140,000 to $649,000, Syrios said, and a South Kansas City property went from $51,000 to $192,000.

Syrios said he has filed appeals on many of his properties, but if the assessed values don’t come down, he plans to sell some of his buildings and raise the rent for tenants in his remaining buildings. Oren Gamble, a local landlord who owns three single family rental homes in Jackson County, said one of his home’s values went up by $60,000 this year.

He said he has never received an assessment so high or felt forced to raise the rent on his tenants, adding that he prides himself on offering an affordable rent for quality housing. “I actually provide what I feel is home above what most people do provide as a landlord,” he said. “I want the house to be something that I would also be comfortable living in.”

If his tax bill ends up being too high to break even, Syrios said he’s considering selling some of his properties. Any money he makes off of any sales will likely only cover this year’s property taxes, he said.

But this option could have unintended consequences for tenants and neighborhoods, he said, opening up the possibility for out-of-state investors to buy up more housing across the county.

Citywide tenant union KC Tenants raised similar concerns in 2019 when tax values spiked.

“If the assessments push more local owners out of the market, their properties will almost undoubtedly be purchased by out-of-state real estate speculators with no real stake in our community,” KC Tenants said in a statement at the time. “Those corporate owners can be some of the worst, most exploitative landlords and are often unaccountable to tenants, neighbors and the city.”

Data obtained and published by The Star in a 2021 investigation revealed that Kansas City’s East Side has become a hot zone for investors and speculators from across the Kansas City region, all 50 states and at least a dozen countries as far off as Australia and Ukraine.

I don't know, but I can tell you who is more successful. Nancy home is worth more than twice what Clay's is worth and she's actually married. Clay is a 40 year old single nerd with a fat kid inside him just waiting to bust out. He will die alone clutching a video game controller and a comic book while never knowing what it is like to experience real love and commitment. His line will die with him and after he is gone nobody will visit his grave.

I suppose I can tuck this piece of info in here since its in Independence.

Hit television show 'Cops' to follow Independence Police Department for 8 weeks

KANSAS CITY, Mo. — Crews from the hit television show "Cops" will search for the "bad boys" of Independence, Missouri, over the next two months.

Filming for the show began last week in Independence and is expected to take eight weeks, according to Jack Taylor, a spokesperson for the Independence Police Department.

But this is not the first time the show has followed the department. Last time, Taylor said crews filmed enough content for a whole season in just two weeks.

https://www.kshb.com/news/local-news...nt-for-8-weeks
A spokesperson for Langley Productions, which produces the show, said Independence was chosen after researching the city and talking with Independence Chief of Police Adam Dustman.

The episodes filmed in Independence are expected to air next year, per the production spokesperson.

Our assessment went from 37% to 9.24%. Needless to say, we were very pleased. We were done in less than five minutes!

Jesus Christ, does anyone in that shithole county have a house that isn't a complete piece of shit. Everyone has cracks in their walls, foundation issues, drywall cracking or falling down, mold, etc...

You would think since they haven't been paying taxes based on fair assessments of their property for all these years that they could have afforded basic upkeep on their property.

Sounds like they're doing their job, serving the public, and correcting these issues. You got a problem with them accepting a citizens word that they have cracks in the foundation?

You just gonna bitch about everything?

The assessment reevaluation went from 37% to 9%, seemed relatively easy to get reduced, and the people are happy with the result.

Yet you're still bitching.

You just gonna bitch about everything?

The assessment reevaluation went from 37% to 9%, seemed relatively easy to get reduced, and the people are happy with the result.

Yet you're still bitching.

I think you misinterpreted the post there, big guy. Read it again. And maybe care less about something that doesn't affect you in the slightest. Maybe go ship some more shit LMAO

There's no misinterpretation at all. You call them clowns and say they break when you press them.

In reality, the instance you provided was a representative doing a good job serving the public and making it easy for the citizen. Which is what is expected.

So yeah, you're bitching to bitch.

Yeah, i run a shop infinitely more successful than anything you've done in your life. You trying to take digs on that shows what kind of useless **** you are.

There's one other person who tried to take digs at me for...working. That was BEP. Hilarious coincidence.

We were very pleased! Done in less than 5 minutes!

Good for them.

Tyler Tech is taking the County for a ride.

They are paying these people $800 per person per day for informal hearings LMAO

TT inflated everyone's assessment in bad faith since they also have a financial interest by driving the appeals volume up.

That's like, twice your mortgage!

The Franchise 07-19-2023 03:16 PM

Do you think these people only get paid $15 an hour?

Sassy Squatch 07-19-2023 03:31 PM

Meh. I know y'all are getting your kicks trolling Clay, but there's some blatant ****ery afoot with these assessments.

I agree with you Superturtle, it could force a lot of people just making ends meet or close enough to it sell there homes. Just upend their whole lives.

And I'm sure many of the council members knew what was coming down the pipe as well as Frank the fraud White.

No doubt.

But there seems to be a pathway for correction, which is worth applauding.

Now, there never shoulda been a need for a correction in the 1st place. People shouldn't have to take time out of their day to correct this for the county. But mistakes happen, so long as they're fixing them. And they appear to be doing so willingly.

The amount of mistakes is a massive problem though. This isn't normal. And on top of it the Assessor's office is being pretty ****ing obstinate about not putting in some common sense measures to at least mitigate some of the pain short term.

Jackson County withholding $6M from Tyler Technologies pending improvements in assessment process

Quote:

KANSAS CITY, Mo. — Many homeowners have complained about the Jackson County property tax assessment process this year.

Now, the KSHB 41 I-Team found out that the county is withholding money to make sure the company doing the assessments meets its requirements.

Troy Schulte, Jackson County Administrator, confirmed to I-Team reporter Sarah Plake that the county is withholding $6 million from Tyler Technologies' contract, the firm hired the generate the property values.

Tyler Tech was granted an $18 million contract in total.

Schulte said Tyler Tech has had several issues this year, including its phone system not working properly.

KSHB 41 News has heard from homeowners who can't get through to anyone when they call to appeal, or they're disconnected while on hold.

This happened to Frank Hanis.

"I was number 31 in line. I waited a long time," Hanis said. "I was number two in line and that's when they hung up."

Schulte said Tyler Tech was supposed to turn in the property value data to the county by October 2022, but the county didn't receive the data until four months later in February.

The deadline to appeal property assessments was extended to July 31.

Ask way to high and make it seem like your giving the residents a deal by lowering the tax percentage. Bold strategy.

LMAO

Quote:

The Assessment Department has admitted to 39,000 appeals with settling 7,000 so far. I believe that number is higher, since on Friday, July 14, they admitted to 38,000 appeals.

I don't think only a 1,000 people have filed during the last week, when they were filing at 1,000 per day before that.

But here is the real math: If the BOE hears each appeal at only 5 minutes each, or 12 per hour, for 8 hours every day, the most number of appeals they could hear would be about 100. Multiply that by 5 days a week, to get to 500 a week, and 4 weeks a month, for 2,000 total a month.

Even if there are only 30,000 total appeals when the deadline comes on July 31, that will take 15 months to get through every day, all day.

It is physically and financially impossible, because the three Frank White appointed BOE members have an annual contract of about $35,000. They are going to have to be asking the Legislature to give them more money to get through all these appeals.

What if the Legislature says no? The Legislature has already stopped payment on a $5M check to Tyler Technologies, I believe. This train wreck is completely on Frank White and Gail McCann Beatty, who both should be charged with gross mismanagement of public resources.

There is no other county in the country that is undergoing this kind of tax assessment mess. I thought 2019 was bad enough; it is worse now.

Wow.

I fell for it. Told me it was reduced but it never was. No documentation, no reduction. Apparently the whole zoom meeting deal was a scam.

Now, I'm not allowed to make another attempt. That $80k reduction was just lip service. I guess they figured we wouldn't discover the con job until we got the tax bill and they were snugly back home in Texas.

:banghead::banghead: I give up. They win. I suppose that was the intent all along.

They should have generated some kind of confirming paperwork of the reduction. Check with them and have them send a PDF. Did you record the Zoom Call?
