Lake Perry Area Questions
 
Has anybody been to lake Perry? What can you tell me about the area?
I am looking at buying some land about 1/2 mile north.

I can't tell you anything about Lake Perry, what I can tell you is if you need a lawer to call Perry Mason.

A buddy of mine lives just outside osky. Nice area. decent crappie lake. small town living for sure

Great sailing lake and spectacular fireworks down by the dam on 4th of July.

Other than that, i am of no help.

ok lake .. yea crappie real good old friend used to live on a houseboat at the marina .. always caught lots of crappie .. plus decent biker rally every year .. lots of T&A .....

Not too far from Lawrence or Topeka. Lots of really nice houses around the lake. I was just fishing there a few days ago. Nice place if you don't mind being a little drive (5-10 minutes) from most necessities and even a little further from a larger area such as Lawrence or Topeka. The lake and park itself is well maintained and is pretty clean with camping, fishing, hiking, biking, etc.

Mainly for hunting. It is 40 acres with 12 planted crop 12 CRP and 16 timber and Marsh.
Some Camping and light Fishing.

Eventually I will sell it for a profit.

Thats actually the part of KS that
I came from.......I think its really pretty there....the prettiest part of KS imo....But I am biased as hell.

Theres not much in valley falls.....little grocery store (steves) but you can go to holton for a walmart and more choices or of course, topeka.

I'd say ****ing go for it, I wouldnt mind moving back there some day...

Market is $2018 per acre I will be getting it for 25% less that that. With about $2400 dollars income a year.

Where I am from that is a very popular area. I have spent a lot of time around that lake. Does this include any water access?

No not direct, I will have to clear out about 300 yards of brush to get lake access and it is at the far north of the lake. It is not on my priority list.

Lake perry does not allow private docks or water front property since it is US Army Corps of Engineers reservoir. Obviously though you are welcome to use the water access around your property. Hard to have a dock or house when in any given year it could be under water if the reservoir needs to be full. I remember a couple years back it was 20 feet high. The marina docks float up so your boats are fine...too bad the boat ramps and parking lot were all under water.

My family lived on the western shore of Lake Perry fir the first 7 years of my life, but that was over 30 years ago. The last time I visited, I noticed that the surrounding countryside was charming.

I'm confused. My folks had their own dock on Perry. I was too young to know what the circumstances were.
