Unreal Estate Game: Arkansas

Assume that you idly buy a state lottery ticket while getting a doughnut at 7/11, and voila! You're a winner! You win your choice of one the five houses that will be shown.

I'll give you five houses in a state, and you vote on the house you would take.

Background rules:

Assume that your job situation won't need to change - you can find an identical job or work from home or whatever, so jobs don't matter.

Consider the house itself and the location and anything else that's important to you (schools, restaurants, lot size, etc.). Feel free to do a google map search to check out the neighborhood and the area.

You cannot sell the home. You can live in it as long as you like, but when you move out, it reverts back to the state as a prize for a future winner.

All houses will generally be in the $900,000 to $1 million price range.

All maintenance and utilities and taxes are cost-neutral compared to your current home.

If you wouldn't move into any of these homes, you can instead accept a cash prize of $50,000 (tax free).

Today's state is Arkansas. Here are your five houses:

Conway - http://www.realtor.com/realestateand...4_M81657-20600

Eureka Springs - http://www.realtor.com/realestateand...2_M74186-77641

Horseshoe Lake - http://www.realtor.com/realestateand...ex=AR611398903

Hot Springs - http://www.realtor.com/realestateand...ex=AR609207103

Springdale - http://www.realtor.com/realestateand...4_M77148-27029

First, I should note my confusion between including Horseshoe Lake or including a house in Fort Smith. Check out Horseshoe Lake above and compare it to this one in Fort Smith: http://www.realtor.com/realestateand...3_M75923-77348

My rankings:

#1 - Springdale - This is a seriously awesome house. It's massive and it's also got personality. It's in a weird location where it looks like it's 10 times more expensive than all of the other houses, but I'm not worried about resale. I can also walk to a mall.

#2 - Conway. I love the house and the setting is nice with the rock. It's not in a convenient place, but I could live with it. The acreage is nice, too.

#3 - Horseshoe Lake. It's a nice house with lake access, and I like the convenience to Memphis. It's a definite contender just due to the big city access.

#4 - Eureka Springs. It's a nice house and I suspect it's got great views. It has great acreage too, but it just doesn't rise to the level of the ones above it. I could live there, though.

#5 - Hot Springs. It's a big house, but it doesn't really resonate with me. The entry and curb appeal are kind of low.

The Springdale house is amazing, and has a great location- just a few miles from Fayetteville. Modern conveniences (high speed Internet!), shopping and restaurants are right there. It's right off of HWY 412 which leads to HWY 23.. and that leads to motorcycle bliss!

After that, the Eureka Springs house has a nice view overlooking Beaver Lake. It's furnished a bit more modern than the rest, which I dig. It's also nestled in some nice motorcycle riding country. Although Eureka Springs is a nice place to visit, but I'm not sure I'd want to live there year round. I don't think I have enough tie-dyed T-shirts in my wardrobe.

The Hot Springs house is crazy. I'm not even sure what to think about that. I'm pretty sure I could invite everyone I know and still not fill up the outdoor space. The home theater is a nice touch, along with the shuffleboard and pool table. Seems like you could rent this thing out for the weekend and make some decent coin. I'm guessing this is breaking the rules though..

I like the Hot Springs house even though I'd rather have a bigger lot. Oversized garage, safe room, man cave, little to mow and right on the water.

The Springdale house is just damn cool and HUGE! But I have to go with Eureka Springs for the acreage and private dock on Beaver Lake.

The Springdale house is great but all I can think about is keeping it clean and the cost to maintain and keep the lights on.

I'd go with Eureka Springs as my #1 and Hot Springs as my #2.

Springdale so I can watch Bubba play for the rest of his career even though the Hot Springs house is incredible.

I'll take the Springdale house. It's an awesome house!

Also, I've drove through the Fayetteville area several times and I really like it. Lastly, it's not far from awesome trout fishing!

Eureka Springs

Bob Dole is going to save some money and go with Bella Vista.

You gotta go with the Eureka house. I know that Springdale neighborhood, meh.

Conway - Not my style, but I did like the laundry room of all things

Eureka Springs - Nice. Love the lake living. Would have to remodel somewhat extensively

Horseshoe Lake - Felt like I was looking at a house that I would be told to not touch anything in, like it belonged to an affluent grandparent of one of your friends. Nice walk in closet, though

Hot Springs - Pretty freaking nice. Love the outdoor shots and the fact you have your own boat launch. Love the basement (would have to convert the downstairs office into MOAR playspace/arcade/gym area). Liked the layout of the kitchen, but not crazy about the wood cabinets in there

Springdale - Liked the modern feel and the views. I want to like this house more, but I just can't for some reason. Maybe it's the thought of cooling 10,000 square feet in those hot ass, muggy ass Arkansas summers?

I think it's a toss up between Hot Springs and the 50K. Hot Springs is REALLY nice, though....

Springdale and Bella Vista are underrated communities, especially if you like to golf.

tooge 10-27-2016 12:12 PM

I'm not really into any of those. If I were going to relocate to AR, which I might sometime in the next 10 years, it'd be around the white river, mountain home, somewhere more in the north central.

Springdale

OmahaChief 10-27-2016 03:23 PM

Springdale for sure. I love that area. Lots of cool stuff to do and plenty of outdoor activities.

NewChief 11-01-2016 08:35 AM

Bah! You missed the boat. Dromborg Castle is the only answer.

I have lived in Arkansas for 16 years. Got stuck here and I can't wait to leave in like 10 years forever. This state sucks.

Cabot sucks, true.

NWA, not so much.

ThaVirus 11-03-2016 09:47 PM

Initially I thought: Arkansas? Blech.

But my God. These estates are ****ing GORGEOUS.

Was able to narrow it down to Hot Springs, Eureka Springs, and Springdale.

I think I would settle with Springdale.
