If the NFL were to offer Sunday Ticket rights in a non exclusive manner it's likely they would see significantly lower revenue from their TV rights. I'm sure this is what their research has shown them. If it wasn't they wouldn't sell exclusive rights, they would sell the package to everyone.

That may change now. Back when DTV first entered into that contract, there weren't as many competitors in the space. Now you have Comcast, Dish Network, Uverse, Verizon Fios, Google Fiber (hopefully growing fast) and many other regional networks. They could spread out the rights and make a pretty penny once that exclusive contract ends.
