The tires aren't actually bald but they're within a couple thousand miles of being replaced. They are clearly in need of replacement. There are several trains of thought here. If nothing else, I'll have some reasons to explain why I chose not to replace them if that's the route I choose.

If they are for Xterra....negotiate it in the price to the buyer.
Most likely will want M+S will be what is needed.
unless buyer is off road freaks and will jack it up anyway with their own tires and rims etc.
