Downtown LA is happening, big time. There's more than $30 billion in redevelopment happening as I type and another $25 billion in Hollywood. Tourists, rival fans, etc. can stay at the W Hotel in Hollywood, take the subway, which is located directly below the W, and be at the NFL stadium in less than 15 minutes.
Furthermore, rival fans can fly into Burbank or LAX, enjoy the beach, Hollywood, etc. AND catch an NFL game. That won't happen with a stadium in City of Industry because people don't want to spend 2-3 hours commuting to and from the beach, airport, etc. Even if they flew into Ontario or Pomona, it would be a gigantic pain in the ass to go anywhere but the San Gabriel Valley, in which there's nothing to do.
Roski's been begging for years, the NFL has said "No, thanks". That isn't going to change.

The AEG and Roski plan were both for a minority stake, 30%, purchased at a discount. Not a majority stake. Please post a link if you have data showing other.
As far as basing a business plan on attracting visiting teams fans? Not even smart in LA. Isn't working in SD. City of Industry is centrally located in a car metropolis. I don't think you could fill a stadium in So Cal with the amount of citizens who are walking distance to a subway.
Plus, the AEG plan gives the football stadium a sliver of land the buts against the Interstate (can't move that.) Tailgating in a parking garage? Langers will be busy.
