Help me find a new place to live!

OK, so I am looking at a new place to live in downtown Austin... and I am having trouble finding a new place. Unfortunately, I will be out of town for the next 4-6 weeks and will likely need to find a place using the good old Interwebz while travelling. My parameters are as follows...

no further East than a street called Waller, no further West than Lavaca Street, no further North than 10th ST and no further south than 1st st.

This has left me with very few choices... (also, I have ruled out the AMLI and Red River Flats)

OK, so I have attached a map with a red box denoting largest area to live and a green fro preferred...

I figure I'll let the collective wisdom of the Planet help me pick where I should live. I'll post the few places I have found and would love some feedback.

Oh, I'm single, have no pets, want a balcony...

It's a bit pricey and a loft conversion which can be kinda annoying (some of the walls don't go all the way to the ceiling)

Here is another that is intriguing because it's on the 28th floor... BUT I have visited a friend here and they have a 24-hour guard in the lobby and you have to buzz all your friends in.. I don't know, but that just creeps me out a bit.

This one is a few blocks outside my area but comes it at a much lower price...

I can't seem to find anything that jumps out at me though... pissing me off... first time I have ever had this problem.

I stay out of downtown as much as possible. Now if you want to come out towards Cedar Park, Leander direction I might be able to help you out.

I know nothing of Austin, but it seems there is a river nearby. Wouldn't that be something preferrable? Bike/walking trails, options of canoeing/boating etc? Plus a nice view?

All of the places I am looking at are within walking distance of the river... the three I linked to are 4 blocks, 4 blocks and 1 block from the river, respectively.

nope, IT guy, I used to work for lawyers for many years though... and worked IT in real estate for a long time... now I have my own company.

One of them had a decent wooded park view too. The interior space is important, but the feeling you get when you look out your window or sit on your balcony can matter just as much. Feeling a bit away from it all, even if you are in the middle of it all can give you that oasis and retreat feeling to where you live.

1. No way. Too big of a window for it being that close to the ground. I like the modern vibe, but it just looks funky to me.

2. LOVE IT. Kitchen bathroom, balcony, and big window at that height sold me. I like the idea of the 24 hour guard and buzzing people in, but I'm a single female who likes that sense of security.

3. Like the color, love the flooring and raised bar in the kitchen, but the balcony is tiny.
