I had a couple of decent deposits when I gave my lender a bank statement, and they never asked about them (even though they said all 'large' deposits would need to be explained). I do remember seeing a couple of other warnings like that, but didn't have to jump through any of those hoops.

One good thing was this lender was running a special and we qualified for a program that the bank would pay $5,300 in closing costs. Never heard of that before. We were able to lower the purchase price by agreeing to pay all closing costs. We didn't pay anything and had $1000 to add to the escrow bill.

I was talking to a guy in Denver the other day, and he said that they had put offers down on four houses, three of which were on the day they saw them, and every time the house was already under contract. He's getting e-mails to go over and see houses the first day they're on the market and can't get in with an offer. Three of the houses got full price cash offers and the fourth got an offer for $25,000 over the asking price.

On a related note, I never know how to respond to my property tax assessed value. It went up a lot this year. Yay! But wait. That means I have to pay more taxes. For a couple of years it went down a lot. Boo. But Wait. My taxes are lower. So I just stand there like that Vietnam flashback dog, not knowing what to do.
