Housing market is down? LOL, yeah right.

All the realtors in our area keep saying its a buyers market right now, no freakin way. Looking at some houses/land in a couple different areas, bear in mind that these areas aren't the best areas. They are selling 2 acre plots for $75k, not bad huh, deed restriction madates the house must be 2500 square feet w/o the basement. The average cost of the houses going up by my grandpas house is 450k-500k. Who in the midwest can afford a 500k dollar house? Let alone a development of them.

So, if you go out into the country a little bit, acres are selling for 18-21k right now (undeveloped land), sweet sassy mollassy! Hows the market in your area?

We need photocopies of the actual deposits. Had to go to the bank and get them and then fax the copies of the actual deposits.

Then they were satisfied with that one piece of info.

Well, Florida is special.

I had a couple of decent deposits when I gave my lender a bank statement, and they never asked about them (even though they said all 'large' deposits would need to be explained). I do remember seeing a couple of other warnings like that, but didn't have to jump through any of those hoops.

can't blame them. People would deposit a huge chunk of cash ( loan from family/friend/etc., get the statement printed, then withdraw the money again. They were relying in good faith on the bank statement, and people were taking advantage.

Reading this is like Deja Vu, I had to do the same thing. Thank goodness my general bank (savings/checking) is awesome, they helped expedite everything.

They ran my credit check again the day before closing to make sure nothing had changed. No way someone is going to pull one over on these guys again.

One good thing was this lender was running a special and we qualified for a program that the bank would pay $5,300 in closing costs. Never heard of that before. We were able to lower the purchase price by agreeing to pay all closing costs. We didn't pay anything and had $1000 to add to the escrow bill.

On a related note, I never know how to respond to my property tax assessed value. It went up a lot this year. Yay! But wait. That means I have to pay more taxes. For a couple of years it went down a lot. Boo. But Wait. My taxes are lower. So I just stand there like that Vietnam flashback dog, not knowing what to do.

Down here its a big deal. There is no state tax. So they get you everywhere else.

Identical one block or sometimes one house over can increase or decrease the tax bill by 10% - 50% down here. It really has no rhyme or reason to it. Frustrates the home owners down here.

Yep, this kind of thing is very common right now. It's crazy.
