If you can afford it, go with a tankless water heater.

Already looked at those and definitely can't swing the price. $1500 is too much.

The best option would be to replace it due to it's age. If that's not possible, replace both t-stats & elements. If you need help, feel free to PM me

there are literally only about 3 factories in the world making water heaters. Compare warranties among models but among brands they will essentially be the same.

I hear flaming AIDS trees can heat 50 gallons of antifreeze an hour.

The most common problem is sediment build up which causes them to fail. It's recommended that you flush them annually and install a softener to minimize sediment.

It wasn't limed up. They warrantied it and gave us a new one, but it doesn't seem to get very hot. Installed to spec.

If you are going tankless, gas tankless is the only way to go. Electric is very weak compared to gas.
I looked at getting a gas tankless, but said the hell with it when I read all of the negatives along with the fact that it needs an air inlet and exit. With a gas tank system, if the power goes out we still have hot water to fill the pipes to keep them from freezing. A tankless can not do that, even if it's gas. You still need electric power for the igniter. The only benefit worth noting is that you save floor space with tankless. |

If you have a growing family, get a 50 gallon instead of 40.

Scott County water is notorious for liming up on the elements and burning a hole in. One feed yard here needs a new element every 2 or 3 yrs.
