Walmart

There's been an issue local to Springfield regarding the rezoning of property to build yet another Walmart Market. The very basic description would be that City Council approved the rezoning of a property that a church sold to Walmart. Petitions were circulated and ended up getting more than enough signatures to either have City Council change it's mind or to bring it to a public vote. City Council decided to bring it to a vote. The church and the neighboring landowner who also sold to Walmart filed an injunction to prevent the public vote. A judge ruled this morning that the issue would not go to a vote and the rezoning would go on as originally passed by City Council. Needless to say, people are a bit outraged.

I don't know about much traffic due to a Neighborhood Wal Mart. From what I can see consumers don't really favor them. The one near me seldom has many cars in the parking lot compared to Kroger which is almost always crowded.
They're crummier than most grocery stores. I think the majority of people would favor a Hy Vee, Price Chopper etc if the distances were similar.

I actually prefer the atmosphere of the Wal Marts, seems easier but maybe that's because it's less crowded.

I wouldn't consider it a college town per se. To me, Lawrence KS is a college town. Warrensburg MO is a college town. Springfield isn't dominated by the University the way those towns are.

It feels like there should be more to this story. On one hand, I do believe in people having the right to do what they will with their own property, but I also understand the general need for zoning ( particularly in the sense that if something is zoned for a residence it shouldn't suddenly being used for a gigantic retail space ). I certainly can understand not wanting a Wal-Mart in the middle of a typical subdivision.

Yeah, that's not the case here though. Frankly, it looks like this area could use some development. Click the link to get a google street view of the intersection. There's a cemetery on the near left corner, and an apartment complex off to the right behind the building with the open garage door. I think the Walmart NM would be on the far left corner of the intersection (but I'm not certain about that).

I also lived by that corner in SouthWind Apt. about 8 years ago when I was 21. That area is four blocks down Grand from MSU and only a short drive in any direction from a SuperCenter.

South Street is the Street that runs directly south of the Square downtown.

The area is typically, rundown, old college housing and meth heads. A very large chunk of MSU off campus students live in the area around MSU.

More recently, they are starting to tear down all the old house and are building expensive college apartments. The entire area is having a slow makeover process as the downtown area gets popular.

Heh, similar situation brewing in my neck of the woods. Wal Mart is buying a piece of land next door to new $200,000 to $300,000 homes. Residents are upset about it. Apparently not a lot of them knew the property was zoned for commercial. Granted, I personally wouldn't want to live right next door to a big box store either......but I'm guessing most of the anger is simmering feelings about Wal Mart. Probably wouldn't be near the fuss if Target or Kohls bought the land.

That cemetery is amazing. I Walked through it a lot with my dogs back in the day. It goes back very far to the edge of a creek. At the twilight hours you could find foxes back there, living along the wooded creek side.

The whole area is getting a lot of development.

If you want to look around, go to 858 South Jefferson Ave in google maps. (One block East) Those Apartments being built are in the picture are now done and extremely nice.

Another block East at 818 South Kimbrough Ave is another Apt. complex that is complete and very nice.

Personally, there are two rundown, POS houses that I had lived in or had friends live in (early twenties) that have been turn down to build these Apt.s

The student housing in Springfield is very, very, very ugly and rundown. My first house I ever rented at 19 is 430 E. Harrison, just a little north of that location. That house had walls in the basement caving in with dirt, no central AC or heat, a leaky roof. They tore that down recently as well.

Off the top of my head, I can tell you that there are five Supercenters (and that's not including the ones in Nixa, Ozark, and Republic), and four Neighborhood Markets (again, that I can think of). They already made the Smille's on the corner of Bennett and Glenstone close, and that local market had been there FOREVER. There was supposed to be a building license applied for in front of the Sam's Club off South Campbell to put in a restaurant, but Walmart pulled strings and got their application accepted first (heard that from a reliable source). I mean, you really need to put a Walmart Neighborhood Market in front of a Walmart Sam's Club?

I'm all about the Hy-Vee. Employee owned, great prices, great fuel saver program, and they support the Chiefs.

I've just never heard many good things about how Walmart employees are treated. Yes, this creates jobs, but I think it's going to end up being a waste AFTER it causes two more locally owned grocery stores in that area to close.

Actually, I think there would be. While downtown is an up and coming area, it just has this classic feel. Local fair, unique shops and bars, etc. Chains would ruin it.

Out of curiosity, is the area there upscale, or more lower income? Just my experience, but Wal Mart seems to like to build in lower income areas. Personally, I'm not above shopping at Wal Mart, I do on occasion......but it's a lot less than I did when I was younger and didn't make as much money.

Or I should say, there is usually less resistance when they decide to build in lower income areas.

The jobs Wal-Mart creates cost the tax payer money in the social safety net.

I noticed that market in front of Sam's last time I was at Academy Sports, doesn't make any sense to me either. Heck, there is a supercenter right on the other side of the highway as well.

I love Hy-Vee too, having grown up in Jefferson City where there are a few. I was glad when the one opened, though it is on the other-side of town. The meat department is as good, if not better than Harter House.

They approved the Hy-Vee on my side of town (Sunshine and Glenstone), but I hear it is still a few years away.

I shop at Dillions on e. sunshine a lot because, frankly their Milk is cheaper than Wal-Marts (drink a lot of milk) and they got a great fuel program as well.

Right now, Mix. A lot of the Lofts and whatnot being built in actual downtown are fairly pricey. The new apartments being built in the area around it are also expensive, I think, for college housing, but whatever. They are very nice apartments though.

East of that location is MSU. West of that location is rundown, white trash, meth head housing. A lot of the older houses in Springfield are within the area. West of there isn't very, um, maintained. South and east is mainly student housing, so more run down houses. Though a lot are being torn down or remodeled. Areas not to the West of that location tend to have more a mix between maintained and non maintained housing.

Downtown is growing in popularity. Friday night artwalks draw huge amounts of people. Great places to Eat (Dublin's) an Amazing Bistro, a new, very nice movie theater, plus the one for obscure film. Plus downtown is right between MSU, Drury, and OTC. A lot of college themed stuff downtown.

Yeah, it is kinda a Wal-Mart area.
