Texas Rangers pitcher Cole Hamels and his wife, Heidi, donated a mansion and 100 acres of land in southwest Missouri to a charity that provides camps for children with special needs and chronic illnesses.

Wow, that is one hell of a place. I wonder if that is Tablerock of Taneycomo it is overlooking?

Not too far from us there is another camp for kids with special issues, but nothing like this when it comes to fancy.

Thats a cove off of Table Rock with Indian Point about 2 miles south. If that's $9.4M I'll be laying eggs by Easter. Nothing wrong with over valuing a rare property by a couple of mils...The interior is currently unfinished.

Also went to a fundraiser attended by both his wife and sister. Neither were shabby.

It said in the story that realtor.com had it listed at 9.4...just sayin'...to over value it by over 3 million dollars doesn't sound realistic.

A property like that is nearly impossible to sell for what you have in it. So the best move is to donate it, so you get the tax write off.

Its a nice thing to do, but he also did it for personal reasons.

I heard on the radio they went wayyy over budget on it, and decided to try and get it rezoned for commercial to do a boutique hotel or B&B but got rejected.

So if the thing cost him $6 million, and then they overvalue it by $3 million, his writeoff could be worth as much as $4 million or so. It's still a huge donation, but it's not a $9 million donation.

unlikely, I've done buildings up to 65k sf with geothermal, albeit with commercial systems.

Maybe the HVAC stuff is because you don't evenly heat or cool a house that big. Most of the house will be unoccupied most of the time, so you're just keeping it at a temperature that won't bust a pipe. Is it easier to use standard heat sources for that purpose?

no, like someone pointed out, with the rock shelf in your neck of the woods, it's probably not very common. It's not very common here, and we have to go 50 ft or more in many areas to hit bedrock. But for 300' wells....

I actually had lunch with this guy, his wife and kids in Disneyland. Just me, my wife, my kids, our friend and the Hamels... easily the nicest celebs I've ever met (not that I've met many). But they unintentionally make you feel worthless for the simple matter-of-factness of their over-achieving greatness. If I'm remembering this correctly, his wife writes children books, has written a song, or songs, for Katy Perry (or some other crazy big name singer) and raises both their biological kids as well as their adopted child while simultaneously keeping up with her husbands career. My wife and I remarked how we suddenly didn't feel our lives were as busy as they seemed before the lunch.

With Cole, I mostly talked about his love for pitching in Dodger stadium (because he seems to always kick our ass).

From my brief time with them, phenomenal people. This story seems to support my impression.

Heh - yeah I get what you're saying about feeling worthless (in a good way - settle down CP).

I follow a lot of blogs of people who drive the Americas - in my preparation for doing the same thing. There's one blog - I call them the annoyingly perfect couple - they both make money remotely on various creative endeavors, both great-looking and in great shape, just had an adorable baby, settled in a gorgeous house in Chile which manages to be in the mountains and also have a few of the ocean from its gigantic deck, and somehow met enough neighbors already to have a big house-warming party.

It's like welp, that was my whole dream minus being 20 years younger and better looking. Thanks for setting the bar so I high I can never reach it.

It's very nice on the surface.

My question is if they could ever afford to "finish" an unfinished house like that in effort to either use it for their purpose or resale for funds.

It's like an unfinished mansion in Eldon, IA that Tom and Roseanne Arnold built but didn't finish. Now it's an eyesore where kids go to drink and bone from what I last heard.

The "Plaster House" is over there near it on DD highway. The first time I saw it from the water it really took me back, holy shit. It looks like something from downtown Chicago, all glass and steel.

I never said it wasn't a great act, but it was donated for a reason, MONEY. it was an asset that wasn't growing, costing a lot of money and was an overpriced 300lb gorilla in the market. Did I mention it was not finished on the interior and at the same time eating cash like crazy. They have tried to develop the property for a condo's and as a heath spa/ resort.

There is going to be a serious conversations between the charity, their accountants and the IRS over this donation. Churches used to use a property donation scam to dump unsaleable properties and this is what I see being done here. Without seeing paperwork on the conditions of the donation, we will never know but it was on the market, as a house, for only a few months and that was to build value in the donation. They had tried to move the property as commercial and multiple residence use many times, but that has been denied by zoning.
They had to donate it this year because of the possible changes in tax law for 2018. This was the "bean counters" showing them donating to offset years of income as a strategy one that may or may not hold air.

Time will tell but the schools and county just lost their ($90K+yr X3) tax dollars and are not happy about it and will have to provide more services all for $0 than if he sold it at a mega loss.

It appears that the property has been slowly being developed in to lots here is the layout. Some are sold and some are held by a trust.

If they sell it the IRS will use that as precedent and the deduction will be reduced, A good lawyer will not let that happen during a time when the IRS can question the deduction.
