You're right, however. The topography of the land doesn't lend itself to a lot of options in single-level living. Would it be correct to assume that a ranch-style house would be even more costly than what are already very expensive homes?

Ranch-style homes are scarce beyond four bedroom, four bathroom homes. Due to our somewhat unique situation, we need at least a five bedroom, five bathroom home (preferably with a guesthouse) and because of space limitations and lot sizes, that's difficult find in most "desirable" areas for under $4 million.
Multi-level homes with those specs can be found for considerably less, depending how near the ocean the home is located (Santa Monica, Malibu and the Pacific Palisades are among the most expensive in all of Los Angeles and tend to be double the amount per square foot than place like Hollywood).
