OMFG - They accepted our offer on the house!
 

Ok, so... we have been looking at this house for the past week or so and decided to make a move on it.

Original asking price was 108k and our low ball offer was 85k. After much haggling, a price of 95k was set on this house. Our ceiling was 93k but our realtor (my mom) offered to waive her commision on the sale of our house AND the purchase of the new one so we could make this happen.

If we pull the trigger we will be making payments of $100 or so less per month but that will be on a 15 year term instead of the 30 year term we are currently under with this house that we are living in right now. Since we will no longer be making payments to the CCs, we should be able to make a substancial additional payment per month which should have this house paid off in 7 years or so.

With the sale of our current home we stand to make 20k or so that will go towards the down payment of the new home as well as paying off ALL credit card debt, putting a fence up and a circle drive (driveway currently runs out to a main street) in the new house.

As long as the house appraises for 95k, and it should, we are GOLD!

I am so worked up about this right now that I cant see straight. LMFAO

I like the molding and hardwood inside, and it looks like a nice big yard, congrats.
Here in Virginia you could buy a cardboard box under a bridge for $95k.

It is a pretty small house at 1024sqft. Two bedroom and one bath... BUT, it is on a HUGE lot... nearly 11k sqft.

Even if we have a kid... we will easily fit in that house. As is, our upstairs is 918sqft and we HARDLY use our basement so size wise it really is a push.

The benefits are that the missus will be only 1 minute (literally) from work, and we get the big ass back yard we always wanted. My dog should be loving that as well. lol

That looks very similar to the house I rented here in Hutch 4 years ago, but your's has a much nicer look to it, and yours looks a lot bigger.

A buddy of mine outside of San Francisco bought his house 25 years ago for $145k. It's 1000 sq feet and a lawn about the size of my Master Bedroom. He recently lost his job when the company he worked for all that time closed down. They are selling their house to move to the Midwest to be closer to his wife's family, and for him to accept a job being the Office Manager of a small company in the same industry he was in with his now defunct company.

They put their house on the market and it sold in 2 hours! Their asking price: $435k.

Since May, we're so ready to find a new house, but don't want to look until the condo sells. :(

I wouldn't fret....the average sale time nationally is 90 to 120 days....hey i actually took 18 months one time to sell a house.
