my, so much has changed/improved since our foreclosure.
in 18 months:
Paid off 3 cards
Paid off my car
sold my bike (guy is picking it up today!)

Goal of paying off 2 more small cards by year-end.
Wifes car paid off in 12 months.(possibly sooner)

...gettin' there!

Spott 03-18-2011 11:50 AM

Other than my house payment I have none. I've been looking into the legalities of buying a home with cash because the market is so low and either short selling my current home or letting them foreclose on it.

phisherman 03-18-2011 11:50 AM

my only recurring debt is my mortgage payment.

Remember that jackrabbit starts in a getaway car not only reduces your gas mileage, but it also reduces the usable lifetime of your tires.

Don't let them forclose, if you do they determine how much you owe when they sell it, if you short sell you do.

I still have ~70K left on the house and ~20K on the car. Those are my only debts. I hope to be free and clear by age 40 and retired by 55.

Although I agree that would make sense financially, when I bought it I planned on driving it till the wheels fall off. It should be the only car I buy for a LONG time.

A little secret... I have never bought health insurance my adult life, I just always took my chances. Until I got my job last year and now I get it through them. Not something I would recommend at all but it ended up saving me a ton of money over the years...

Don't cut corners on health coverage, one heart attack can put you behind the eight ball for life....

Even if you can only afford to get a policy with a 5,000 dollar deductible

Pants 03-18-2011 12:06 PM

This thread is reeruned.

Credit cards are amazing. I don't have to carry any cash, I pay 100% of the balance off every 2 weeks (it's never much unless I make some sort of a substantial purchase) and I get bonus cash at the end of the year. Simple amazing.

I would rather not foreclose. I'm not behind on my payments or anything, but I may be losing my job because of layoffs and I have enough in savings to buy a home and would still have money left over. I don't know if I decided to short sell my current home if they could come after my next home or what I had in the bank.

Why don't you put all that saved up money to work? If you're smart about it, you will come out on top even after having to pay your mortgage with whatever interest it is you're paying.

If you short sell they will come after you for the balance.... They could garnish your wages if you don't file BK if you file BK you won't get another house...

I don't even know what you mean by broke. Do I have debt, yes? Is it credit card debt? No. Do I have savings? Yes. Do I live paycheck to paycheck? No.

Just because I make payments every month, doesn't mean I'm broke, but I can understand how a simpleton like you might not understand that.

Do me a debt to income ratio then, if you added up every bill you have, how much of a % of your NET pay does this equate to?

It's different every month, depending on how much I spend using my credit card. But I make enough to pay all my bills and still have enough left over to put in savings. Eventually those savings will be invested. I'm 25, so hopefully I still have some time.

It's what I do, and have been doing it for just about as long... a while back the CC company went to a date range for the monthly due date, so once every year or so I end up paying $25 because one month it's due on the 28th and the next month it's the 23rd or some BS (of course, it's mostly my fault since I get the bill on the 1st and don't get around to paying it for 3-4 weeks). :banghead:

Besides that, I've paid it off every single month for about 15-16 years, and use the rewards to help pay for Christmas every year.

The housing market may, but I don't know if the job market will. I'd also considered buying a home in cash and renting out my home until there's enough equity in it where I can break even on selling it.
