"Worth" isn't cash.
If the Chiefs are worth $1.6 billion, that leaves about $400 million in other assets, which are likely invested in real estate, the market, other businesses, etc.
The only way he realizes that $1.6 billion is if he were to sell the team, which is highly unlikely.
