Unfortunately as far as an investment or trying to unload it someday when they want to move up, I think he's going to be out of luck.

You can never really know what the market will do, but you're almost always better off stretching yourself for a small place in a nice neighborhood with a good rep than with something big, cheap, and in a crappy hood.
