I rent in Oklahoma and my agreement is that I have to pay a penalty of one month's rent If I break the lease.
I think the option to consult a lawyer would be your best bet. Find one that will give you a free referral visit. We did that once on a different issue and was only charged $50 for the consult, plus we got the answer we needed for our situation.
