KC area Property Managers or RE Agents, Question

Question regarding selling a rental property in Kansas.

My mom has been renting her house in Prairie Village for the last 5 years. I think the last 3 to the same couple. She decided to sell the house this summer and put it on the market. The renters were still under lease until October.

I just found out that the leasing agent allowed them to move out without enforcing the lease through October.

My mom was told that you can't put a rental property up for sale and while it's leased. Thus her decision to let them out of the lease. So it sits vacant while it's on the market.

Without knowing the exact language in the lease agreement (I doubt this situation is covered explicitly one way or the other in the lease), I have a hard time with the decision.

It seems perfectly reasonable that we would be allowed to put the property up for sale while it's rented. Hell, the buyer could be someone who wants to own a fully leased rental property.

Does anyone know the applicable laws? Standard practices? General thoughts?

Our landlord has a section in the contract saying if he decides to sell the house and someone buys it...we have 45 days to vacate.
