Help me find a new place to live!

OK, so I am looking at a new place to live in downtown Austin... and I am having trouble finding a new place. Unfortunately, I will be out of town for the next 4-6 weeks and will likely need to find a place using the good old Interwebz while travelling. My parameters are as follows...

no further East than a street called Waller, no further West than Lavaca Street, no further North than 10th ST and no further south than 1st st.

This has left me with very few choices... (also, I have ruled out the AMLI and Red River Flats)

OK, so I have attached a map with a red box denoting largest area to live and a green fro preferred...

I figure I'll let the collective wisdom of the Planet help me pick where I should live. I'll post the few places I have found and would love some feedback.

Oh, I'm single, have no pets, want a balcony...

I like the interior of the first one.... a lot. It's Dwell worthy, and old building refurbs are hip as hell, especially when they preserve touches of the original structure while updating. You could take women and clients back and impress them in that pad. The open floor plan with open kitchen is great for entertaining.

That being said, the 3rd one's location looks awesome. Having that green space/trail right out your door would be nice. I'm not as crazy about the interior, though (it's fine... just sort of "normal" for my tastes).

OK, I have put off my new apt. decision as long as I can... but I think I have found the place!

4 bedrooms/2 baths (Jacuzzi tubs) The kitchen is crap but the owner is willing to upgrade to ALL new appliances.

It's ABOVE 3 bars and my balcony would actually overlook the back bar area of one of them.

Here is the kicker though.... only one unit is currently being looked at for long term leasing (besides mine)... it's across the hall and is about to get leased to "4 college girls from all over"... I asked what that meant and was told that one was Swedish and they are just waiting for her to get back to the US before they sign the lease.

You just can't make this stuff up!

So, it looks like I have found my new home!

Interior isn't as suave, modern bachelor pad as some of the other options you had... but damn... can't beat that location. Lucky bastard.

I agree on the interior, BUT I can do a ton of things to upgrade that...

and seriously, how often do you get a chance to live across the hall from a Swedish coed and her 3 roommates?
