Milkman, my neighbor was asking me how I set my dish up, so I think he wants to get his own. Of course, any Chief fan is welcome to watch a game with me, as long as they aren't easily offended - I tend to cuss, scream and throw things when I watch games at home :D Marty - I'm about a mile west of the Route 59 station, overlooking the Country Lakes Golf Course and nearby protected wetlands (so I don't have to worry about losing my view). The area is really exploding. If you've been gone for a while, it was probably open farmland when you were here. Greg, congratulations to you as well. We got an FHA mortgage - couldn't get a conventional one because we couldn't make a really big downpayment (like the one we made wasn't big enough). We'll likely refinance using a conventional in a year, assuming the rates stay low. We were also very limited with our options by the Seller. Because of the close proximity to the train station and the overall desirability of the Naperville area in general, the Seller is not inclined, nor does it have to, negotiate anything. While they were courteous and professional, I had no doubt that it was very much a "my way or the highway" type of deal, and there were plenty of people waiting in the wings. These places are sold off as quickly as they are marketed. I took what they offered, but I like it. We were lucky to get in when we did - similar new units are now selling for $10 to 15K more than we paid. When the time comes to move on and get an actual house someday (hopefully in the KC area), I feel pretty confident that we'll make a truckload of cash on the place when we sell. And I am thrilled about the "NO MORE BEARS" thing :D And TK - yes, another long post - you'll just have to find it in your heart to forgive me.... |

So, did you put 3% down and go 30-year FHA?
What rate did you get and who did you go through? Im thinking about getting some bond money for First-Time Buyers with about a 1% lower rate than normal...The only catch is that if I sell within 9 years, the gov. can recapture up to 50% of the profit on the house. I dont plan on moving, but I guess you never know what is going to happen. I have a real estate agent, but I found a home I like for sale by a builder...I think I am probably going to buy it. Anyone ever gone this way? It's about 10K less than its appraisal value.

I know what you mean about the cussin' & stompin' and such during the Chiefs games. Now that Gun is Dun (Thank you Lord) maybe I'll have less to rant about this year. Usually when the wife sees I'm watching the Chiefs play she hustles the kids out , takes them to visit others, and just leaves me to simmer alone.....

Greg, we put 10% down. Our rate was 7.65 (higher than conventional because of the FHA thing), we should be able to reduce this by refinancing, but will have to wait a year. It still isn't all that bad.
We went through Wells Fargo for the financing. Again, in this we were very limited in choices - the Seller only worked with three different lenders. This struck me as a bit ridiculous, but again, due to the market they were in a strong position to dictate terms. I couldn't even use my VA loan, but again, when I move on eventually, it'll still be there. Wells Fargo was okay, though. The thing that is really messed up is what 7.65% financing equates to in real money. If we would stay in the place for 30 years (which we won't) we'd pay over double what the selling price is, adding up all the interest. Seems like a real fucking racket to me, but unless those lotto investments pay off, I guess I'm stuck with it. Don't know about any of the other stuff (or even much about what I did myself, for that matter). First time for me. The learning process starts here. Jim, I concur - hopefully we'll have less to cuss about now that Gun and the Stooges are gone. |

Actually I am very happy for you. I think it is :cool: that you got your home. As a homeowner I know the wonderful feeling of having something that is yours. I just moved back to Phoenix from Naperville in February. I almost moved into the Country Lakes area, but opted for McDowell Place (near the Steak-n-Shake on Rt 59). I agree that Naperville is bustling with growth! Marty Misses the downtown area |

Frazod: I feel your pain and joy. My wife and I just bought a new house last week and this moving crap is getting VERY old, but I know it will be worth it in the long run. I got my computer set up last night after being down for a few days so I wanted to make sure I got this hog hooked up correctly again. Have Fun!

Wow, Marty, but for a few months we were almost neighbors. I'm only a couple of miles from where you were. You'll have to let me know if you ever plan on coming back up for a visit.
Bwana - congrats on your new move. I'm sure the extasy will make the agony worth while. I've got to check into the on-line service switch - don't want to be down for too long. congrats. We just bought our first home back in December. We couldn't afford the Conventional down payment either, but paying a slightly higher rate for approx. 1 year or so is well worth it. I can't wait to refinance. I love paying my own mortgage instead of my landlord's.
