I was always a fan of Zoysia, but only b/c of it being low-maintenance. The browning part does suck, no doubt. Our lawn currently consists of a variety of Zoyzia and Tall Fescue. But the majority of it has been overran w/ Creeping Charlie ground cover that was planted on the hill behind our house, (by our lovely fuggin neighbors). Now we can't get rid of it and it has spread throughout our lawn!!
