I don't know you're situation. I helped a cousin clean her credit to buy a house last year and she got a good rate even with a few dings.
Get a pre approval from a lender and you're gold. Do NOT buy more house than you can afford, but buy as soon as you can. Renting just puts money in someone else's pocket.

I had a few marks on my credit report when we bought our house.
The most recent mark, at the time, was four years old. We still got a really good rate. If you've only got one mark that's about to expire then I wouldn't worry about it one bit. |

Is the derogatory remark on a still current debt? If it is the debt holder could reaffirm the mark

Yeah that's what I learned when helping my cousin. Or they sell the debt. But $600 is nothing, you can negotiate it down and settle for delete.

Communication is essential...my kids do this avoidance shit and when it starts to affect them, they panic. For my statistical collection....you are 25 to 30 years old right?

Oh trust me I tried that, we moved in AC didn't work went up and told them about it a million times. They never fixed it from august to December, we had various other problems the main being a pipe leaking in the wall that we told them when we noticed it and it took them two months to fix it. They tried to charge us for the leak which was like 3 grand, the other problems wasn't fixed so we told them we just were not going to pay them rent. (Not the right thing to do) they took us to court to sue us and evicted us. We told them that they're not getting a dime from us and so this bad mark has set on there for almost 7 years. Yeah I'm 26 years old tired of renting, just had a ki. I want to get a house bad.
