KC Home Inspectors

Hey all,

I'm a first-time home buyer in the Kansas City area, and I guess all I can say about the process is, WOW! I thought it would be a lot of work, and was ready to put in whatever time necessary to purchase a house. But I had NO IDEA what I was getting myself into. Luckily, I'm the type who wants even more to get the deal done whenever I'm stressed...

We're just at the point of having an offer contract signed by both parties. Now, we're looking for a home inspection service to test for termites and radon. My girlfriend's dad is a retired carpenter, and he did a thorough check of the premises, but recommended getting a licensed inspector to report his findings-- and we have a clause in the contract regarding compensation for, or correction of, those issues.

Anybody highly recommend any particular home inspector? As I am young, and this is taking an incredible strain on my budget, I'd want to keep it somewhat inexpensive, but I'm not really willing to sacrifice quality in the name of saving a penny. So really, I'm probably negotiable, but would prefer to stay lower.

I've bought two homes and I'll say this- find a guy that's an actual engineer. They'll point that out in their ads usually. You can ask too, they'll tell you. You'll pay a little extra, but it's worth it in my opinion.

And both times I was able to find a termite inspector to do it free. Some want to charge you, but others want to get out there because if they find termites they're probably getting the work, so they'll do it free.

Is Radon pretty important to check for? I know that really high levels can lead to cancer, and the Seller's Disclosure said that it had a "low level" of radon (under the "4" figure they deem dangerous), but I thought every home had a little radon...?

I would have it checked for. If it's too high you can just have the seller pay to have it fixed. It's just a pipe that runs out and up the side of your house.
