I sold a home not that long ago. We had multiple offers and deals fall through. Each one had a different inspector, every inspector found different things and cost me money to repair things the previous 1,2,3,4 had overlooked or didn't think were issues. He hired professionals to help him through the process, I'd start with them.(broker) |

He wouldn't have to update the disclosure for things the buyer's inspector found.
The buyer became aware after the inspection. That's what inspections are for. They can sue, but they likely won't win. Unfortunately, it can still be a pain in the ass to get sued, even if you eventually win. |
