I agree with pretty much everything already said here. That mock is awful. IMO Crabtree is very much overrated for obvious(to me) reasons, i.e. not a good route runner, not good in press coverage, not great speed. When all is said and done I would not be surprised to see Maclin and possibly Heyward-Bey have better rookie years and possibly pro careers.

If Sintim is there in the second, I see no way that the Chiefs would go with Matthews of him. Just an awful mock draft.

If he doesn't have breakaway speed how is able to do so much damage after the catch? Track speed v. football speed.

If he runs a 4.45 he's a lock for the top 5. People are suggesting that he's not running at the combine because he can't break 4.6.

Separation isn't something dictated by the 40, though. You'd need to see his 10 meter splits and his cone drills to get more of an idea about his acceleration. Strength and technique plays into it, too, beating the bump off the line.
