Need a new roof- Need roofers!!!

Have an 18 year old tile roof and in AZ that means the underlayment issues are your cost and yours alone! How lucky. Basically the tile will last 50+ years but the underlayment won't, so it's a maintenance cost and an expensive one that is all out of pocket. Homeowner's insurance covers nothing since it's not the tile.

We have gotten a leak and are told the original, builder grade underlayment is past it's life here in AZ. Most last 10-15 years as the original builders only put down the basic/cheap stuff. We have received a few quotes for a 3,800 sq/ft roof and the price is $14-15k.

The last quote was a roofer touting the benefits of Titanium UDL 50. A synthetic roofing underlayment with a lifetime warranty. He was the higher quote ($15k) but not by a ton, and given that I have to pay to have the solar removed/re-installed (this is a long story and it's costly!), I'd like a product that last the longest.

Can anyone with experience in this area give me opinions on this type of underlayment?

It’s worth the cost but be sure to get your warranty documented and make sure the company is established. The warranty can be part of your selling point if you sell. The weight is important too on tile roofs. The tile is heavy and it’s weight and the heat just eventually wear through thin underlayment. You want the thickest you can get.

I have a sample of the Titanium UDL 50. It actually seems thin to me but it's synthetic and supposedly very durable/strong and supposed to do well with heat.

Found out the Titanium UDL 50 lifetime warranty is transferable one time.

That's a decent selling point if we did end up moving too.

Just curious , when they pull those tiles are they reusable or do they have to be replaced?? I'm guessing for that price they are reusing.
