Your neighbor will need to leave and the other chick might stay behind 'to finish the movie'.

I wouldn't worry about ruining anything with your neighbor. If she was that interested in you she'd be dating you, not some other guy.

Don't be a dick, but show her without a doubt that you're interested. She'll do the rest given the opportunity.
