LOL, I could probably do 300 but still running a cable up to the loft when the ceiling is that high is a real problem...I need that in wall wired setup but of course...ain't happening.

I guess it depends on what your are doing with your PC. If you're heavy gaming or transferring files, 100M ethernet would likely be superior even to 250Mbps of wireless throughput unless you're sitting in direct line of sight of the router.

Ubiquiti is solid gear. Unify WiFi 6 is what I’ll look at next time I upgrade. I have ASUS Zen WiFi 6 tri-band mesh routers around the house now and it keeps me at 400-500 inside and 300 outdoors.
