I'm very curious why you are reluctant to do construction. Was it difficulty in collecting your fee? Was it working for people who don't really know what they are asking you to do? Was it too physically demanding?

Why don't you try flipping houses?
That way you decide the designs and materials and your fee is pretty much guaranteed (assuming you buy well). |

However, if you want to you could start at the bottom - buying places that are falling apart, fire damaged, etc. in not so good neighborhoods and turning them into section 8 rentals. |
