I'm very curious why you are reluctant to do construction. Was it difficulty in collecting your fee? Was it working for people who don't really know what they are asking you to do? Was it too physically demanding?

Yes, yes, no. I don't market well either. I'm a small company and I want the high end client. I rarely get them. I think construction was something I fell back on when I was in a bad spot. I thought it was temporary until I found out I had a knack for it. I've had so many disappointments in the past couple years that we've decided that maybe I should try something different, with more upside.

It's not like I'm getting rid of my equipment. I can always fall back on it again if need be.

Why don't you try flipping houses?

That way you decide the designs and materials and your fee is pretty much guaranteed (assuming you buy well).

Yeah, I was going to say real estate as well. I also might try to invest in some properties as rentals. It's not going to have immediate returns, but 20 years down the road you'll have your retirement set up for you.

I completely understand the problem with construction. The end game is pretty grim. Neither of my brothers have any sort of retirement package set up at all. One of them is in the same boat as you: knows he can't be doing it until he's 60 and looking for something else. The other one is oblivious and will work himself into the grave.

I could be wrong, but IMHO there's been a bit of a housing bubble lately due to low rates, and everybody plus their cousin's weasel got in on mortgage refinancing. Bottom line? However, if you had capital now might be a good time to pick up property cheap. Get in on the rental game as someone else suggested. It's a long term play unfortunately and like I said either requires some capital, access to someone with capital, or risky financing. However, if you want to you could start at the bottom - buying places that are falling apart, fire damaged, etc. in not so good neighborhoods and turning them into section 8 rentals.

Phobia, if you're good at fixing things up, you could combine a couple of el borracho's ideas and get into real estate in general:

1) Become an agent
2) Buy properties and fix them up for resale
3) Buy properties and rent them because you can do your own maintenance
