OMFG - They accepted our offer on the house!

Ok, so... we have been looking at this house for the past week or so and decided to make a move on it.

Original asking price was 108k and our low ball offer was 85k. After much haggling, a price of 95k was set on this house. Our ceiling was 93k but our realtor (my mom) offered to waive her commision on the sale of our house AND the purchase of the new one so we could make this happen.

If we pull the trigger we will be making payments of $100 or so less per month but that will be on a 15 year term instead of the 30 year term we are currently under with this house that we are living in right now. Since we will no longer be making payments to the CCs, we should be able to make a substancial additional payment per month which should have this house paid off in 7 years or so.

With the sale of our current home we stand to make 20k or so that will go towards the down payment of the new home as well as paying off ALL credit card debt, putting a fence up and a circle drive (driveway currently runs out to a main street) in the new house.

As long as the house appraises for 95k, and it should, we are GOLD!

I am so worked up about this right now that I cant see straight. LMFAO
