Anyone ever done anything like this? I've been looking at small alternatives I could comfortably stay in/around for a couple of days, and with current lumber prices, this is certainly more economical. It doesn't seem all that difficult--just extremely labor intensive.

I don't imagine that would have a lot of creature comforts like electricity, running water, or wifi. Sounds a lot like camping.

If you operate as your own general contractor on normal construction home you can save about 40% of the normal costs. In 1980 I built this home for $75K and sold it two years later for $140K. The home today is worth about $300K.

I was only 30 years old, but between the ages of 25 and 30 I had owned and sold three new homes. So I had watched construction on all those homes, on the previous homes I did all the inside painting and landscaping. On this one, I was going to be the general contractor. With good credit, and I had a list of estimates and had all reputable contractors lined up, I was able to get a bank loan with four draws.

I started by using my own plan, I found a residential designer to make 7 sets of blue prints with a spec sheet, that's a list of all the materials needed, such as lumber, windows, roofing shingles, dry wall, etc. You didn't need a architect's seal unless it's commercial property in Florida. I made it a rancher because I didn't want to get involved with load bearing walls. I didn't need a contractor's license if you don't sell the home within the first year in Florida.

I bought a lot for $15,000 in new subdivision in Pensacola that was scheduled to have the parade of homes in a year or two. I was the first home built in that community, we had paved streets, curbs, lights and the utilities already.

Here's the home under construction. It was 4BR 3BA, 2 Car side entrance garage, 14 X 28 screened lanai, four sliding doors, 2700 SF, swimming pool. Since I was at the site everyday and did all the inside painting and landscaping, that saved on costs. The pool was an 18 X 36 vinyl pool with diving board, steps, ladder and underwater light plus decking, cost was $7700. I worked full time as a GS 13 air traffic controller at Pensacola Approach on the 1 - 10pm shift, so every morning I was at the site from 7am to about noon.



The finished home, I used tongue & groove siding and redwood trim. I didn't want to use a brick mason, the framer could install the siding, so it was one less contractor and cheaper. I plugged the yard with a pallet of sod and got the shrubs at contractor's price from a local nursery. I did the inside painting, but hired a professional to do the outside painting. Since I was handling the contracting and getting contractor's price, I had lot of extras like five ceiling fans with rheostats, central vacuum, Heatilator fireplace with blowers, thrash compactor, cast iron tubs and sinks, 6 panel interior doors, and lot of other extras. I even went around with several cans of foam insulation and filled in all the corners, T's and around windows anywhere that air might get in and then we had 6" walls on 24" center, with insulation and vapor barrier.



I don't have a photo of that pool, but I have a photo of the previous home's pool, which was a smaller 16 X 32 by the same installer. That pool didn't have a diving board or underwater light. Here's a photo from 2013 when the home was on the market and resold. This vinyl pool was installed in 1978 and was still looking good 35 years later.
