I had a renter move out and it isn't good.

They were in this property two years. Always paid rent 5 days late on schedule with the late payment. Like clock work. They said they'd spend the last two days cleaning and leave it just like they found it. Awesome.

"Oh , bye the way we noticed a couple roaches here and there over the last month, seems that the neighbors sprayed and caused roaches to invade."

I had the exterminator spray the day they moved out. The next day I went in to inspect and start painting and repairs and HOLY SHIT!!!!

The kitchen was covered with dead and crawling roaches. Millions! No way I'm going to work in that roach tornado until they're all dead.

There go's a months rent, 1K, plus.

Just so I present the flip side of this discussion...let's remind ourselves that some landlord's are just as bad as some of the tenants that have been described in here.

I have lived in neighborhoods where there are rental properties and the landlord's for those houses were not the best. When the renters complained about something the landlord would promise to fix it.. and never would. Or they would send the worthless brother in law who had no clue what he was doing. I felt for those people.

That was the last straw for me as a land lord. Had gone thru a couple of bad tenants in a row when the last one moved out I had the same roach problem. Paid the exterminator to come out twice after the painter refused to go back in. Had to clean up the dead roaches and remove the carpets myself. Had Home Depot contractor install new carpet and put the condo on the market. Made double what I paid for it
Headache over.

Had a call on Thursday. Internet issues. Young Girl probably 25 or so. 4 or 5 young kids all running around half nekkid. She turns the light on in the living room and you see the floor and walls start moving.
Well, the roaches started moving anyway. She points to the modem and I already know I’m in trouble.
Roaches are crawling out of the modem. Now I’ve seen my fair share of roach motels, but this one was Terribad. The gal then has the audacity to say that these roaches came from the neighboring house, like it was some sort of justification of the mess.
I think I feel more sorry for those kids.

JFC, don't get me started. That was the good rental house experience out of the few I've done.

If you've ever wondered what a 3 year old air filter looks like though, a light bulb went off over my head after smelling cigarette smoke in the house AFTER Killz and repainting and new carpet (and they supposedly never smoked inside).

That was my own lesson learned, never assume people will take care of/be aware of even the most basic things.

That damn thing had become part of the unit.

Some slumlords out there have no ****ing clue what’s going on.

A friend of mine currently owns a twin home. Unit next door is owned by a dumbass who rents it out. There was a sump pump issue that involved damp carpet on both sides. Friend took care of his side (got professionals) and the unit next door supposedly got dried out with “a shop vac and fans” and now it’s fine. Dumbass continuing to rent to people, and when my friend confronts him and says he guarantees there’s mold beneath that carpet, he gets told to mind his own business.

I've had a mix of both. Some landlords don't just think they're above the law, they think they ARE the law.

Due to an awful landlord, i basically became somewhat of an expert on California Tenant law.

I had a landlord who raised my rent by 68.5% over a 23 month period.

California has rental cap laws that cap increases to a MAXIMUM of 10% per year.

This bitch was just too much. I could go on and on and on. She basically sought to create every advantage she possible could over her tenants, and completely acted in defiance of the law and wouldn't stop no matter how much you told her it was illegal.

She even went so far as to completely make up false allegations against my family in an attempt to utilize a loophole in CA law to try to get out of paying the money she effectively stole from us.

Nobody ever feels bad for landlords ever. Except other landlords. So all landlords in this thread know that. If you ever feel like crying on somebody's shoulder it better be a landlord buddy because everyone else assumes you're a scumbag that doesn't take care of your shit and jacks rent up every year.

Luckily I've never had a roach problem that a couple of Roach Motels didn't fix. Worst experience with roaches came on vacation a few years ago. My favorite vacation destination is the Black Hills, and we always stay in a cabin at Sylvan Lake Lodge in Custer State Park. Normally we go out in May, the week before Memorial Day - the weather is good, everything's open, but the place isn't packed yet. But the last time I decided to flip the script and we went the week after Labor Day. Bad move. When we walked into the cabin, there were roaches EVERYWHERE. Floor, walls, ceiling, light fixture, bed, ugh. It was like the scene from Creepshow. Exited immediately and requested another cabin. That one was even worse. Ended up staying in a room in the lodge itself, which was fine. I guess later in the year the goddamn things flock toward warm structures realizing the end is near.
