I had a renter move out and it isn't good.

They were in this property two years. Always paid rent 5 days late on schedule with the late payment. Like clock work. They said they'd spend the last two days cleaning and leave it just like they found it. Awesome.

"Oh , bye the way we noticed a couple roaches here and there over the last month, seems that the neighbors sprayed and caused roaches to invade."

I had the exterminator spray the day they moved out. The next day I went in to inspect and start painting and repairs and HOLY SHIT!!!!

The kitchen was covered with dead and crawling roaches. Millions! No way I'm going to work in that roach tornado until they're all dead.

There go's a months rent, 1K, plus.

My landlord was such a piece of shit that she bought the property we were living in, took our 1/4 acre back yard and converted it into a duplex and didnt run proper water meters to them, and instead piggybacked them off my meter. Did not discount my rent for the loss of 1/4 acre, but instead INCREASED my rent.

Then, she demanded i cancel my water, took my water bill, increased it by 100% and then tacked it onto my rent. CA Law requires that the water you charge must be what's metered and nothing else. CA law also requires all units to be sub metered.

Then, she rented these new units to Section 8 scumbags.

You know why she wanted only section 8 scumbags? Because in California "affordable housing" tenants (Section 8) don't have the same rights as normal tenants.

With Section 8 scumbags she's allowed to raise the rent as often as she wants for as much as she wants, and the requirements for eviction are almost non-existent, and the money is guaranteed as the city just writes her checks every month.

if property values go up more than 10% a yr....which they have in some of the recent years then this law should not exist

If it makes you feel better, I've had a great experience owning my single apartment. I've almost always had good tenants and rent checks just magically show up every month.

i own 4 Single family homes a duplex and a 4 plex. My first property was the 4 plex purchased in Feb. of 2007 the 3 months later, 2 units burnt up due to a tenant tossing his cigarette on the deck on a windy day. Thank God for good insurance. I only lost about a months rent when the rebuild was completed.

My 2nd incident with a tenant came from some guy who claimed I was discriminating against him. I had to go through some hoops to prove my innocence. It turned out the complainer had done this a couple of time before.

The only other negative experience was Covid related. I had a tenant quit paying for nearly a year, even though he was collecting Govt. funds. I was able to get about about 3/4 of the missing rent from the Covid relief funds. The tenant was apparently doing a lot of breaking into homes, and was found out. The sheriff kicked in the door of our unit and hauled his ass to jail. It saved me the hassle of trying to get him out. I did have to replace/repair the door and a bunch crap in the apartment. But the replacement tenants have been great and the rents have increased substantially.

All in all I have done pretty well (Knock on Wood) I do have Property Managers for all my properties with the exception of one. I self manage that one. So it truly is passive income.

Regarding roaches. Spraying isn't very effective. Get these 2 things and follow the directions. If it isn't an insane infestation, then this should take care of your problem. Also, clean everything up before hand, so that they don't have other shit to eat and extra spaces to hide. I can't believe an exterminator came in and just sprayed.

I'll tell you what works and I learned this by trial and error. Get some Raid Max and zap them directly as you see them. They keel over nearly immediately as its a very potent spray. I would do that, then clean it all up, and repeat as needed. We had a bad infestation that came from somewhere upstairs after (mis)management did some repairs in the kitchen wall and didn't repair the opening under the sink and we had to tape a board over it. So after some trial and error, I got the Raid Max and after a few weeks of see/spray/clean for the last hiding ones to get hungry enough to come out for food, they were gone for good. That wouldn't have happened with the monthly exterminator bullshit (and even once bombing the apartment) because we'd been through that before.

Exterminators are using shit way more potent than most and you must not have had that bad of a roach problem if you took care of it just spraying that nasty shit all over your house lol. Spraying is a terrible way to deal with a roach problem.

Same. We keep it very cool in the house year round. Have never done any spray or fumigation or anything in 20 years. No roaches. And raising kids it isn't because we have been super clean or anything. Was actually wondering about why the other day, but this explanation probably makes the most sense.
